Boxwood Mortgage LLC. was opened during 2018. Founded by Patti Contrasto; a loyal and tenacious individual who believes in living a balanced and fulfilled life focused on growth, relationships, deep connections, adding value to humanity and always learning.

Why we do what we do every day? We believe all families deserve the opportunity to place their earnings/savings in a low risk investment that represents safety for their family. How we do it? By providing a personalized evaluations of our clients financials in an effort to structure the best home loan program, specific to their needs and long term goals.

We are obsessed with finding a better way for our clients, for our communities, and for our team members. When Boxwood Mortgage was opened we had a vision to for a more efficient process that would give our clients access to the best rates, loan programs and systems that would allow us to close loans faster. Naturally, we thought the mortgage process could use some help in that department, therefore we offer a fast, online application process, a safe portal where your documents can be easily imported from the comfort of your home, and an extensive variety of programs and services we offer to our clients and referring partners. Our goal was to have all the resources needed to help more families and investors accomplish home ownership.

As Mortgage Brokers, our breadth of products cover primary homes, second homes, and investment properties. We are also specialists in Foreign National loans and other programs that allow our investors to use alternative income documents in leu of tax returns.

    Our commercial loan division also offers solutions for investors looking to finance shopping centers, multi-family buildings, warehouses, office buildings and multifamily. We cater to the small business owner, and welcome self-employed borrowers who seek financing for owner occupied properties.

  • Tax ID/ITIN Loans: Contractors for warehouses and construction companies have taken advantage of this program
  • Conventional Loan: Does not need to be first time home buyers.

  • Construction Loans for investors: A construction loan is typically a short-term loan used to pay for the cost of building a home.

  • Family Opportunity - Conventional Loan:

    This loan is perfect for a borrower who is looking to buy a home for their elderly parents and or child that may be disable.

  • FHA Loan with no credit Scores - Insured by the Government: Usually first time home buyers that are now renting or professionals looking for a small down payment

  • Bridge Loan: This is for investors that buy rental properties prefering or are not able to use standard income documentation: 2 years of tax returns to qualify. Min Credit Score: 620 FICO.
  • Chenoa Advantage Program: This program is perfect for first time home buyer who need help with down payment and or closing costs.

  • Portfolio Rental Loan: This program is for investors that buy or refinance many rental properties.
  • VA Financing: 100% Financing: VA helps Servicemembers, Veterans, and eligible surviving spouses become homeowners.

  • No Income – No Job Program: You will do not need to show proof you owned or brought a property within 3 years. First Time investors are allowed. Can close in individual or LLC.

  • PRIME Jumbo Program: With this program, you’ll have the edge with competitive rates, simplified guidelines, and fast closings on 30-year fixed. 


  • No Tax Returns Needed Program: This program it's perfect for people that went from being paid with a w2 to 1099 or that became independant contractors.
  • Professional Program in residency or practicing: This program is for US Citizen with non Permanent Resident and first Time Homebuyer professionals.

  • Multifamily and Commercial Program: This program is perfect for investors looking to acquire a porfolio of rental properties.

  • Home Equity vs cash-out refinance:  Home owners looking to do upgrades to their home or pay off debt by doing debt consolidation and taking equity out of their home or even taking money out to use for the down payment of the new one

  • Land Loans: If you are an investor who wants to buy land to later build their home while the property continues to appreciate in value this porgram is for you.

  • Manufactured Home: This programs offer facilities to people loooking to move outside the city limits, needing large land.

A Little About Me

Patti Contrasto:

  • Boxwood Mortgage LLC. was started by Patti Contrasto, affectionately known as “Patti LoanFox”. Patti is a passionate, hardworking, Mexican-Italian born in Canada and now a proud US Citizen. She is a loyal and tenacious individual who believes in living a balanced and fulfilled life focused on growth, relationships, deep connections, adding value to humanity and learning about herself.
    Boxwood Mortgage LLC was born Jan. 2, 2019.

    However, the seed was planted almost 20 years ago in 2000 when Patti began her career in real estate - as a receptionist. From that day she has continued to cultivate the soil the Boxwood Mortgage seed would grow in by working hard and learning every aspect of the mortgage industry.

    The long germination period not only gave Patti ample time to gain experience in the mortgage industry over 8200 clients served to date and 1800 in loans funded, but also time to solidify the founding principles of Boxwood.

    A boxwood tree is not known for its size, but rather its strength and strong roots. This makes the boxwood a perfect match for Patti’s vision: strength and quality trumps size and appearance.
